Foundation Wall Cracks

A foundation wall crack may appear vertically, horizontally, or at an angle, depending on what’s causing the stress. Thin cracks that don’t change over time can be harmless. Cracks wider than a pencil, cracks that leak during rain, or cracks that continue to spread are signs that pressure or moisture is still at work. These foundation cracks are best addressed early to avoid water intrusion and added wall stress.

Horizontal Foundation Cracking

Horizontal cracking usually means pressure is pushing inward against the foundation wall. These cracks often appear midway up the wall and may run several feet in length. Horizontal cracks are more serious when paired with wall bowing or movement, and they typically indicate that structural reinforcement is needed rather than surface repair.

Vertical Foundation Cracking

Vertical cracking is common, especially in poured concrete foundations, and is often related to normal settling. It becomes a concern when the crack widens beyond a hairline, allows water in, or continues to grow over time. Vertical cracks combined with moisture intrusion should be addressed before they lead to larger foundation or basement water issues.
